2-Story Plastic Surgery Practice Exudes Luxury
APEX Design Build was hired as the architect and builder on the redevelopment of an old building from the 70s, transforming the space into a world-class plastic surgery facility. Warner Institute offers reconstructive procedures from the neck up, including rhinoplasty, facelift, revisions rhinoplasty, and even hair restoration.
The Ask:
Create a sleek, modern facility for the Warner Institute while dealing with the building’s many deficiencies. The project encompassed a total gross of 8,000 SF, which also added 3.5 ft in height to the overall building elevation.
Design Highlights:
We worked with the client to bring his vision to life, incorporating several pieces imported from Italy. Ceramic Calacatta tiles with a frameless glass staircase greet patients in the lobby while an elegant LED Chrome Multi-Pendant Ceiling Light illuminates the waiting room.
Challenges & Solutions:
There were several issues that had to be dealt with during the course of this project.
Material Alternatives – Inflation and inventory delays made steel inaccessible during this project. Our solution was to transition from steel to wood with engineered roof trusses. Not only did this conserve costs but also time.
Structural Compliance – After demolition, we discovered that the 2nd-floor framing was deficient. We solved this by rebuilding the stairs between floors, ensuring they were up to code.
Building Approvals – We were tasked with handling all of the proper protocols for purchasing, designing, and building this redevelopment. This entailed everything from Parking Variance to Architectural Commission Approval to Purchase Due Diligence.
